The Pearis Theater opened its doors on December 20th, 1939, and was constructed by the Star Amusement Company in cooperation with the local Witten family.  The theater is an “L” shaped structure, with a one-lot lobby and an auditorium that extends three lots.  The adjoining building, known as the Wittten building, was constructed at the same time, which accommodated retail activity on the first floor and housed professional offices on the second floor.  A fire in the 1950’s gutted the Witten Building, which, once rehabilitated, lost its historic integrity.  The Pearis Theater, however, was listed on the National Register of Historic Places for being a rare example of Art Deco architecture in Southwestern Virginia and for the local recreational and cultural significance of the building.  The name “Pearis” was named after Capt. George Pearis who served with Montgomery County, Virginia Militia during the American Revolution and was the town’s namesake.

Possibilities are endless!  Return the Theater to it’s Glory, Convert to Housing, New Restaurant or Retail Space….it is an open canvas!  Pearisburg, Virginia is a small town offering a historic downtown with quaint shops and restaurants, murals painted by a local artist and Inns.  It is only 40 minutes from Roanoke, Virginia and 20 minutes from Blacksburg and Virginia Tech.

 

 

TERMS OF SALE: A ten percent (10%) bidder's deposit may be required for all properties, with balance due within forty five (45) days after confirmation of the sale by the Court or the date of the sale as to non judicial sale properties. A Buyer’s premium of ten (10) percent of the sale price will be added to the sale price as compensation to the Auctioneer. Property to be conveyed by Special Warranty of Title, from the Special Commissioner or County of Giles as applicable, subject to current real estate taxes, which will be prorated to the date of sale. The sale of the properties is subject to confirmation by the Circuit Court of Giles County unless otherwise stated. Non-judicial sale properties do not require Court approval.

All property sold  "as is, where is”, with all faults and subject any parties in possession of such property. There is no warranty or guarantee of any particular acreage in a parcel or the condition of any structure on a property. The buyer pays any recording tax and all expenses of recording and closing, except that the County Attorney will prepare and provide the deed of conveyance. The buyer shall be required to execute an offer of purchase at the sale, a copy of which may be obtained from the County Attorney.

Certain properties may be subject to easements of record for utilities, construction, sewer, water, storm water or drainage, and homeowner's association's covenants and restrictions. Buyer of such property purchases subject to any such matters without grounds for objection to confirmation of the sale.

The property will be sold “as is” with no warranties, either expressed or implied, except as to Seller’s warranty of good and unencumbered title, possession at settlement, and otherwise as required by law.  10% of the high bid must be paid on the day of sale.  We accept cash or check with bank letter of guaranteed funds. Balance due at closing within 45 days at which time a deed will be delivered. A 10% buyer’s premium will be added to the final hammer price.
